Our management service generally deals with the day to day running of the property which may include the need for tradesmen. We ensure that the independent tradesmen we instruct are trustworthy, reliable and competitively priced.
The management service also includes:
- The preparation of tenancy agreements.
- Collection and depositing of rent into your selected bank account.
- Inventory preparation and transfer of utility bills.
- Periodical inspection visits to the property.
- Accompanied tenant check-ins and check-outs.
Specialist Landlord’s Scheme
On the merit of our long-standing partnership with local authorities we are able to offer a unique scheme to landlords whereby we provide a comprehensive service to the local authority, tenants and landlords at no extra cost to the landlord and therefore not accountable to the landlord.
Our Local authority lets yields a number of benefits, some of which are noted below:
- As a landlord, you will not be tied into any form of 3-5 year lease with the local authority and able to obtain possession of your property with the usual 2 months notice whether it be for the sale of the property or for other reasons.
- Market rent attained.
- Due to the nature of the scheme, properties are often inspected bi-weekly.
- Guaranteed monthly rent and utility bills paid by the local authority terminating the risk of property ‘black-listing’ due to tenants making late or non-payment of domestic bills.
- Annual void periods almost completely eliminated.

Lease Agreement
Another option we are able to offer landlords is a ‘Lease Agreement’. This involves the landlord entering into a lease with us for a minimum 2 year period where they will receive a guaranteed monthly rent for the duration of the lease. However please note that the monthly rent may be slightly subjacent to the current market rent.
The landlord receives all the benefits of our letting and management service and in addition we take financial responsibility for all minor repairs whilst the landlord insures the property and takes full responsibility for all major repairs such as roof, foundations, boiler and electrical upkeep. This is subject to full detailed discussion and legal advice from your solicitor.
Request to Landlords
We ask that if a property is being shown to potential tenants that landlords make arrangements to ensure it is in a presentable condition as first impressions are crucial.
Please make efforts to:
- Ensure that the property is clean and tidy (We can provide cleaners upon request)
- Ensure there is sufficient lighting
- Ensure the property is well aired of any undesirable smells.
We also request that the property has valid Gas and Electricity certificates complying with current fire and safety regulations.
